Arran Street factory included workshop, warehouse, office and living space
The China Paint Manufacturing Company built a 3 level factory at Arran Street, Mong Kok. The ground level was the production shopfloor, the second level was office and store room for raw materials and solvents, the third floor was the living place for the Lam’s family. Paul Lam had lived in the third floor after Lam Kwan had moved out.

Solvent storage facilities of Kwun Tong Factory
Hong Kong Government started to pay attention on safety standards of the paint industry in post-war period. The government moved most the paint factories to Kwun Tong by providing land to build plants and warehouse that fit the safety standards. The China Paint Manufacturing Company’s Kwun Tong factory had safer facilities. All the flammable solvents were stored in 5 underground tanks. They were bumped out during the production process only.

Paint factory stored large quantities of flammable chemical materials
Paint factories had fire frequently as it had stored a large quantity of chemical materials. Nitrocellulose, a solvent for paint production, had a low ignition point and so it easily caught fire. Nitrocellulose was the major cause of fire in paint factory.
